Referral Disclosure

The short version

Western Sydney Homes may receive advertising, marketing or referral fees from participating property providers. Where you provide consent, we may share your enquiry details with providers whose properties match your stated preferences.

How we are paid

Western Sydney Homes is free for buyers. We are paid by participating property providers — developers, project marketers, brokers and related providers. Commercial arrangements vary by provider and may include:

• a fee for each qualified enquiry we introduce
• a fee when an introduced buyer attends an appointment
• a fee at reservation, exchange or settlement
• a fixed advertising or campaign fee
• other arrangements negotiated individually

You are never charged, and no fee is added to any price you pay.

Does this affect what I am shown?

Match results are produced by a rules-based engine from the preferences you give us — location, budget, property type, bedrooms and timeline. Commercial arrangements are not an input to that engine and do not raise a project’s match score.

Two things are true and worth stating plainly. First, we can only show you developments from providers who participate with us, so what you see is not the whole market. Second, we may editorially feature projects on the homepage or in campaigns. Anything featured is labelled as such.

When your details are shared

We only share your enquiry with a participating property provider where you have given the separate, optional third-party consent. That checkbox is never pre-ticked, and declining it does not stop you using the platform or seeing your matches.

You can withdraw that consent at any time by emailing privacy@westernsydneyhomes.com. Withdrawal applies going forward — it cannot recall a referral already made.

What we are not

We are not a real estate agency, and we do not act as your agent or the seller’s agent in any transaction. We are not a financial adviser, mortgage broker, conveyancer or legal adviser. We do not give advice about whether a property is suitable for you.
